Frequently asked questions

Straight answers.

Answers to the questions we are actually asked about our process, the structures we place, and how the partnership program works.

What does Canady actually do?

We originate, underwrite, and route commercial financing transactions. In practice: you bring a transaction, we structure and underwrite it against the written credit boxes we hold, and we take it to the capital sources it genuinely fits — with the reasoning shown to you rather than kept behind the desk.

Do you lend your own money?

No. We are an intermediary to a network of capital sources. We do not lend from a balance sheet, we do not hold the credit risk, and we never present ourselves as the lender. The capital source makes the credit decision — our work is making sure the file reaches the right one, correctly built.

What does it cost to find out where I stand?

Nothing. Every calculator and report on this site is free and requires no account. An initial review of a transaction carries no obligation.

Where an engagement does carry a fee, it is set out in writing and agreed before any work begins. We do not publish fee figures on a website, because the honest answer depends on the structure — and a number posted here would be a guess, which is the exact thing this desk exists to stop.

Will you pull my credit?

Not on this site, and not as part of an initial conversation. Nothing on this page touches a credit bureau. The calculators run entirely on figures you enter. If a transaction later advances to a specific capital source, that source will tell you exactly what it requires and you decide at that point.

What kinds of transactions do you handle?

Commercial and business-purpose only: business acquisition, commercial real estate, bridge, construction, DSCR rental, equipment, working capital, and asset-based facilities.

We do not handle consumer-purpose credit or owner-occupied residential mortgages. If that is what you need, we will tell you on the first call rather than take you through an intake.

How fast does this move?

Two different clocks. Funding timelines belong to the capital source, not to us — so we will not publish one of ours. Our own response time we do publish: We respond within 24 hours, Monday–Friday, 8 AM–4:30 PM Central. Other times by appointment. After that, we tell you which stage your transaction is in and what is actually holding it, at any point, without you having to chase an update.

The part genuinely in our control is preparation. A file that arrives complete is measured against credit boxes immediately; a file missing three documents waits on those three documents, whoever is handling it.

What do I need to bring?

For most commercial transactions: recent business financials, recent bank statements, an ownership summary, and the specifics of the transaction itself — purchase contract, rent roll, budget, or vendor quote, depending on the type.

You do not need to have all of it ready to start a conversation. It is usually more useful to talk first and collect second, so you are not gathering documents for a structure that turns out to be the wrong one. And once a document is in your file, we do not ask you for it again.

Who sees my information?

Your file is visible to the people at this firm working your transaction. It is not sold, not published, and not shared with a capital source without your knowledge of where it is going.

Full terms are in our privacy policy, and a mutual NDA is available before you send anything sensitive — you do not have to ask for it.

Are you a broker or a financial adviser?

An intermediary — we make recommendations about capital structure, not investment advice. We do not manage money, we do not sell securities to the public, and where a question calls for licensed legal, tax, or investment advice we say so and point you to a professional who holds that license.

Can you guarantee I will get funded?

No, and you should be careful with anyone in this industry who says otherwise. The credit decision belongs to the capital source. What we can commit to is that your transaction is measured against real written criteria before anyone spends time on it — so if it does not clear, you learn that early and you learn precisely why.

I am a CPA, attorney, or broker. How does this work for my client?

You submit the transaction, and you keep the relationship. You get visibility into where the file stands, so when your client asks you for an update you have an answer without calling us for it.

Compensation is agreed in writing up front. Start at the intake form or book a call and say you are bringing a client.

Can I just talk to a person?

Yes, and that is usually the fastest route. Speak with a representative of the Capital Desk or email desk@canadyinvestments.com. A real person reads it.

Still have a question?

Tell us about the transaction. We review it and come back with next steps within 24 hours (Monday–Friday, 8 AM–4:30 PM Central; other times by appointment) — and if we are not the right fit, we say so.
