One blanket loan, or a loan on each house?

A portfolio can be financed as a single blanket loan or one loan per property. They size differently, cost differently, and close differently. See both side by side.

Example — six homes worth $1.68M combined, $720k of mortgages to retire, $12,900 of rent against $3,400 of taxes, insurance and dues, sized at 7.75%. Illustrative only, and not a quote. The structure rules are the firm's own, set 2026-09-24: a blanket loan at 70% of combined value, or separate loans at 75% of each property capped at 1.00x rent coverage, with a $750 appraisal per home and one flat fee that is the same under either option. ⚠️ Separate-loan sizing here runs on your COMBINED figures, which matches a true per-property result only when the homes are similar — the property schedule you provide at application sets the final per-home numbers.
